租房子，一般房屋中介（leasing agent）或房东（landlord）需要和住户签订租房合同。关于合同里的术语有：
Iease 租约 rentaI agreement 租房协议
move-out notice 搬出通知 security deposit 保证金
Grace Period 宽限期 rent 租金
subIease 转租 short-term accommodation 短租房
一般情况下，客户必须按时全额交纳房租。否则可能需要交滞纳金（late fee）。当然有时候在房租到期后会有3-5天的宽限期，如果宽限期内交齐房租则不会被处以罚金。如果有宽限期的话，应当明确写入租约或租房协议；如果合同未写明此款，应视为无此项条款。
